The Dial Experience

We reject "cookie-cutter" templates. Our portfolio features custom-designed one-bedroom, two-bedroom layouts, as well as spacious three-bedroom and townhome options. Every floor plan is evolved and iterated to maximize functionality and livability.

We believe in transparency. Your monthly total includes base rent and a Technology & Service fee. This fee covers high-speed internet, trash service, maintenance support, smart home hub, pest control, filter replacements, battery changes, and access to our curated amenities. Water and Sewer is billed by consumption for your unit, and electric is handled by the resident directly through Duke Energy.

General

Mowbray Manor and Tributary 50 are located in Mt. Lookout and Columbia Township / Mariemont near Indian Hill, respectively. These communities both have unmatched walkability, access, and desirability within Greater Cincinnati's vibrant neighborhoods.

We offer a range one-bedroom, two-bedroom, three-bedroom, and two-bedroom townhome options that feature modern finishes and unique layouts. All of the homes feature private exterior entries. Select units feature private attached garages.

Monthly charges include base rent and a technology & service fee, which covers internet, trash, general maintenance, and access to amenities. Water is billed separately and electric/gas is put in the resident's name.

Application Process

To maintain a high standard for our residents, we require a minimum credit score of 680 and a combined household income of at least 3x the monthly rent. We also perform standard criminal and eviction screenings, looking for no open bankruptcies or recent eviction judgments within the last 5 years.

We are more than happy to welcome co-signers to the lease. To keep the process smooth and seamless for everyone, we just ask that co-signers complete an application.

Amenities

We build where the life is.

At Tributary 50, you’ll find a resident lounge featuring a professional-grade La Marzocco Espresso Bar, a high-performance fitness room, and co-working spaces. Outside, we have a pet park and a social courtyard with a smokeless fire pit and grilling station.

Mowbray Manor offers a more intimate, retreat-like feel. It features an outdoor lounge with a covered "living room," a grilling station with a Big Green Egg smoker, and a Breeo fire pit—all surrounded by lush greenspace that sets it apart from typical urban builds.

Leasing & Policies

We offer a 12 month lease term to a 24 month lease term. We do not offer short term leases.

We believe the best memories are made with your furry companions. We welcome up to two pets per home with a one-time $300 fee and $25 monthly pet rent.

We keep it straightforward: a $75 application fee per person, a $175 administrative fee upon lease signing, and a security deposit typically equal to one month’s rent. See our detailed fee schedule here.

All residents must maintain renters' insurance throughout their lease term with a minimum of $100,000 in liability coverage. Residents must list the management company and ownership entity as additionally insured.

To get you checked in and started on the tour, please just remember to bring a valid government photo ID with you.

Lookout, and Tributary 50 is located in Columbia Township, right on the edge of Mariemont and near Indian Hill. Both offer a "best of both worlds" lifestyle with immediate access to local favorites and nature trails.

Absolutely. We intentionally scout small sites that others overlook to ensure our residents are steps away from the best shopping, dining, parks and neighborhood life Cincinnati has to offer.
