Rental Screening Criteria for Dial Residential

FOR PROPERTIES IN OHIO

Under Ohio law and local regulations, including the Fair Housing Practices of the City of Cincinnati, Hamilton County and Columbia Township, landlords are encouraged to provide equal housing opportunities and are prohibited from discrimination based on race, color, religion, sex, national origin, disability, age, ancestry, military status, sexual orientation, or gender identity. Dial Residential strictly adheres to all Ohio laws and local regulations.

WE DO NOT ACCEPT COMPREHENSIVE REUSABLE REPORTS

Dial Residential requires a tenant screening report that will include the following:

– Consumer Credit Report
– National Criminal and Sex Offender Searches
– Ohio State Criminal, Civil, & Eviction Records Search
– Rental History & Employment Verifications
– Price Per First Household Applicant is $134. Each additional applicant is $30. All household members above 18 must fill out an application.

IMPORTANT: Once the primary applicant’s information has been processed and approved, an email will be sent to all other persons who will be living at the address (spouse, roommate, etc.) Each additional resident MUST respond to the email, supply the requested information, and consents to these applications upon submission.

As part of your application for residency with Dial Residential, you will need to fill out the Application questionnaire in the application link, so that the company can conduct a background check and review the application information. By filling out and submitting an application, you are consenting to these checks. This authorization form will allow our screening partners to verify the information you provide and share its results with Dial Residential.

All Applicants are required to complete a successful showing in person or a virtual video showing with a Dial Residential staff member.

SCREENING CRITERIA FOR TENANCY IN OHIO

Policies:

– All persons leasing an apartment, condo, or single-family residence must be of legal age – 18 years or older – to sign a contract.
– Provide a photocopy of a picture ID for each person 18 years and older.
– Incomplete applications, lies & omissions on application are grounds for denial.
– Dial Residential DOES NOT accept portable screening reports.
– All Applicants are required to complete a successful showing in person or a virtual video showing with a Dial Residential staff member.

Income Requirements:

– The gross income to rent ratio to qualify is 3 to 1.
– Your monthly debts per the credit report plus rent must not exceed 45% of your monthly gross income.
– Applicants must have current, consistent, and verifiable employment of at least 6 months. Income verification of sources may be requested.
– Self-employed applicants must provide the previous 2 years’ tax statements and the previous 3 months’ company bank statements.
– Retired applicants must provide documentation indicating monthly income.
– Students without current income may be considered with a qualified co-signer who meets the income requirements and proof of the student’s enrollment.

Verifiable Residency – Applicant may be denied for:

– Unverifiable rental history (applicants without rental history may be approved with an additional deposit or co-signer if the applicant meets the other requirements in the screening criteria for tenancy)
– Unfulfilled lease obligation(s)
– Current or past balance owing for deposit, rent, fees, or damages
– Eviction history
– Multiple late payments, NSF checks, or complaints within a 12-month period
– Unauthorized pets or occupants
– Damage to the unit or property

Credit Check:

– Credit Score must be 650 or higher.
– Applicants may be denied for significant derogatory credit records, including eviction or money owed to an apartment or landlord.
– Bankruptcies must be discharged 2 years prior to application as verified on the credit report.

Criminal Background Check:

– Criminal screening will be conducted on a case-by-case basis, considering the nature, severity, and recency of any criminal activity.

Applications are reviewed based on the qualifications of competing applications, not on the date the application was received, unless required by City or State code.

Viewing of a property and completing an application is not a guarantee of being accepted as a tenant. A property is considered rented when a lease has been signed, and rent paid. Properties may continue to be shown even if an application has been received.

Pets, Vehicles, and Roommates policies will be considered on a case-by-case basis according to Dial Residential’s policies and the specific property’s rules. All Communities are non-smoking communities and will be enforced.

If the information provided by the applicant is found to be knowingly falsified or untruthful, all deposits will be forfeited. If the application is accepted and the applicant chooses not to occupy the rental home being held, the applicant forfeits all deposits, and no portion of it shall be returned.

Ohio law requires landlords to provide applicants with an adverse action notice if their application is denied or approved with conditions, outlining the reasons for such action.

All screening fees collected are non-refundable, and applications for which a screening fee has been collected cannot be canceled. Before submitting an application, ensure the unit is still available and review Dial Residential’s rental criteria.

By submitting an application to a Dial Residential Community, you are acknowledging review and consent of our Rental Screening Process and Criteria.
